Antique charm meets modern comfort at Black Walnut Farm, an idyllic escape on 34 acres of open meadows and forested woodland in upstate New York’s Hudson Valley region.

The stone house is a piece of living history, built in 1747 by Dutch settlers. The farm offers private nature trails along a scenic creek, lush gardens, two woodburning fireplaces, and eclectic antique decor nodding to a bygone era. Enjoy modern luxuries like state-of-the-art heating/cooling units in each room, hi-speed WIFI, smart speakers throughout the house, a fully equipped updated kitchen, an outdoor fire pit, and a hot tub to unwind under the stars. Your new favorite getaway awaits!

The House

 

Sleeps 8: Main Suite with King bed and wood-burning fireplace, 2 upstairs bedrooms with Queen beds, junior sleeping nook downstairs with Full bed. We can accommodate two additional guests with twin air mattresses we have available- subject to an additional fee, please inquire.

2.5 bathrooms: the Main Suite has an ensuite bathroom with a clawfoot tub and shower, double-sink vanity, and toilet with bidet. The second upstairs bathroom has a tub and shower with handrails. The ground floor has a powder room with a washer and dryer.

Enjoy nature views in the enclosed all-season Sun Room, game night in the Living Room with an 8-foot woodburning fireplace, feasts for 10 in the Dining Room, or cocktails on the outdoor patio with lounge and dining areas. Our private nature trails weave through acres of woodland bordering the Mudderkill Creek.

Comforts of Home

 

The kitchen has a dishwasher, farmhouse sink, mini prep sink, Cuisinart stainless steel cookware, a full pantry of spices and herbs, and an array of kitchen tools and appliances (we did Thanksgiving for 12 without missing an single essential!)— plus a breakfast nook with seating for 5 and a coffee counter that seats 2.

The outdoor patio features lounge seating for 10, a picnic table, and a Grillmaster combination charcoal grill + smoker.

We include plenty of firewood to stoke the 2 indoor wood-burning fireplaces (living room and main suite) plus our outdoor fire pit surrounded by 8 cedar Adirondack chairs.

We include Wellies in our mudroom to borrow if you want to explore the grounds! You’re welcome to pick apples from the trees on the property in the fall, or enjoy our sledding hill in winter (we have sleds for your use). Yoga mats are provided to continue your practice during your stay.

And, though we hope you’ll relax here and escape the stresses of life— it’s an excellent place to work remotely, with lightning-fast wifi.

Location Details

 

Saugerties is 100 miles north of NYC, on the West bank of the Hudson River. Just 1 hour and 45 minutes (no traffic) from Manhattan.

The farm is just 2 miles from Exit 20 of the New York State Thruway.

6-minute drive to the Village of Saugerties with charming restaurants, shops, and the Saugerties Farmer’s Market.

4-minute drive to the Price Chopper grocery store and CVS Pharmacy.

30-minute drive to Hunter Mountain, and 45 minutes to Windham Mountain for ski season.

15-minute drive to the neighboring towns of Woodstock on Kingston.

Travel by car, Trailways Bus, or Amtrak (Rhinecliff Station is 25 minutes away).

Hiking at the Falling Waters Preserve, live music concerts at Opus 40 Sculpture Park, and antiquing at Saugerties Antique Center are all minutes away— check out some fun things to do here.

The Historic Railroad

Black Walnut Farm is tucked into the woods 200 yards behind the historic West Shore Railroad (est. 1885). This was one of the first train lines to connect trading and commerce between our state capitol Albany and a brand new ‘upstart’ metropolitan area called Manhattan (via Jersey City).

This is still an active train track today! The trains are part of our character and charm, but they are audible from the house. We provide ear plugs for sensitive ears or light sleepers. There is no publicly available train schedule (these are freight trains), they run sporadically and sometimes do run overnight.

“If a house could be a cabinet of curiosities this house would be it. An incredible escape from NYC that feels both familiar and new. We (my partner and our dog) were in heaven during our weekend trip. The house is so cozy and homey, yet it feels like a total escape from daily life. There is so much to discover in every room, nooks to read, to write, to watch tv, to enjoy the peace and quiet.

It’s so easy to find an Air BNB, but it’s not easy to find one that feels like a real escape. Black Walnut Farm is that escape. The owners really curated a thoughtful, wonderful home. The town of Saugerties is great for some shopping (Pop Vintage!), food (Miss Lucy's!) and coffee (Olsen and Co - still dreaming of their sandwiches). But, Saugerties is also so close to other great towns - a short drive to Woodstock. Black Walnut Farm is so conveniently located if you're looking to town hop upstate. What else is there to say? “Our group of seven (plus our dog!) just returned from the most wonderful winter weekend at Black Walnut Farm. The house is even more amazing than it appears in the photos. There are little treasures in every corner, and every room has been so thoughtfully and beautifully put together. We enjoyed long, lazy mornings watching the snowflakes fall from the heated sunporch, spent our afternoons and evenings playing board games in front of the fire, and enjoyed cooking big meals in the kitchen. The hosts, Sarah and Jim, have thought of everything: baskets full of blankets to keep cozy, speakers throughout the house to play music, a welcome basket with popcorn and hot cocoa, towels by the back door for the hot tub, and more. We ran into an issue with the coffee pot on our first morning, and Sarah responded immediately and had a brand new coffee pot delivered to the house that same day. You really can't ask for more - you will be so well taken care of at Black Walnut Farm. You could easily spend your entire time inside the house and never get bored, but don't miss the nature trails behind the house (our dog loved exploring!) and the cute downtown area for shopping and food. We've never stayed anywhere like Black Walnut Farm. It is truly one of a kind!”

Meet Miss Lily

When we closed on the farm, we discovered a full-time resident already living here: a sweet cat named Miss Lily!

She lives in the barn and works very hard in her role as groundskeeper, concierge, official mascot, and property manager. Her daily duties include sunbathing in the rose garden, chasing chipmunks, and slurping up little bowls of cream that we leave out for her sometimes.

Miss Lily is gentle and friendly, and she may come out to say hello during your stay (however, if you have a dog she’ll probably stay out of sight). She never comes into the house.

 

Welcome to Black Walnut Farm!

We’re Jim and Sarah, the owners of Black Walnut Farm, and we’ve been friends for over 20 years. Jim’s a Broadway marketing whiz, Sarah’s a full-time lifestyle blogger, and neither of us had any experience renovating nearly 300-year-old stone houses! But, here we are… (HGTV, hire us already!!!)

One day last spring, a friend sent us a link to a house in Saugerties and said “this will be your country home”. With no real plans to buy a country home, as if by magic (and, quite a bit of wine!), we reached out to set a viewing, visited the place that weekend, and fell in love. We made an offer that night and became the owners of a 1747 farmhouse nestled on 34 acres of stunning property. (Oh, and equipped with a charming barn cat, Miss Lily).

We’ve spent the past year painstakingly restoring, renovating, and updating it to its glory— with a lot of flair (Jim actually hit every antique shop in the Hudson Valley to curate the interiors, and that’s a fact!).

Now we’re ready to share, it and we hope you’ll come and stay awhile.
